The Restaurant Park in the Inglewood Business Community consists of 14.8 acres and is planned for a total of 5 sit-down restaurants. It is part of the Inglewood Business Community, and in addition to office and commercial properties, the business park includes a 183-room Club Doubletree Hotel featuring an Au Bon Pan Café, and a new hotel to be delivered by the end of 2004.
The Park’s first restaurant, BET Soundstage was a huge success and consequently was purchased and converted to a Jasper’s Restaurant. Subsequently, the Outback Steakhouse is enjoying success and the new Ruby’s Grand Café will be open for business soon.
At the intersection of Route 202 and Lottsford Road, the Restaurant Park is ideally located to take advantage of on-site worker demand, nearby retail traffic, Metro, a solid residential base, and visitor traffic to FedEx Field (Home of the Washington Redskins) and the new Boulevard at the Capital Center.

The Inglewood Business Community is surrounded by strong traffic generators:
Largo Town Center is approximately 1/2 mile Southeast on Route 202 and is anchored by Marshalls and Shopper's Food Warehouse.
Scheduled to open in late 2004 is the new blue-line extension of the Metro to Largo, which will provide unprecedented access to the Largo Town Center Station.
The new Boulevard at the Capital Center is located just to the South of the Restaurant Park, and is home to more than 50 national and regional retailers and restaurants such as Borders bookstore, Pier 1 Imports, Linens 'n Things, Starbucks, Pizzeria Uno, Chick-fil-A, Yankee Candle Co., Lane Bryant, Men's Wearhouse and Foot Locker.
The New FedEx Field, home to the Washington Redskins is approximately 1/2 mile from the site, and Route 202 serves as a major access point to the stadium.
The site is located in the middle of dense and tremendously upscale residential construction. Approximately 500 new townhomes have been built across 202 within 1/2 mile of the project bringing sales prices of $300,000 to $450,000. There are also two upscale residential projects within one mile of the property in excess of 1,000 homes each. Fairwood Turf Farm for example, will be comprised of approximately 1,100 units selling for up to $1,000,000 per home.
There are also a number of communities directly to the North and East of the Inglewood Business Community. These communities range offer a range of high-quality housing including condominiums, town homes, and single-family homes.

The market area is clearly under-serviced with restaurants given the substantial resident, worker and visitor demand potential. In fact, a recent study by the Maryland Park and Planning Commission found that the Route 202 corridor could currently support an additional 60,000 square feet of restaurant space. Based on projected growth, by 2010, the market will need an additional 123,000 square feet over the current supply of restaurants.

The Inglewood Business Community is one of three major employment centers in the area known as Lanham/Landover/Largo. The other two employment centers are known as New Carolton (surrounding the Metro Station) and the Washington Business Park/Hanson Palmer (off Route 450). Each of these employment nodes are within a 10-minute drive of Restaurant Park.
The Inglewood Business Community currently has over one million square feet of office and flex space, with a potential build-out of over 1.8 million square feet.
